Why Buy With Us?

     For most people, choosing a new home is the biggest financial decision they will ever make. There are many complicated decisions involved in choosing your new home. To protect your interests and assure that you make the best possible decisions, it's important that you have an agent on your side who is an expert in the local real estate market.


     As your agent, my focus is on getting you the best possible home at the best possible price. I will work hard not only in finding you potential new homes to see, but also in keeping you informed of everything that takes place. As your agent and a top expert in the local market, I'll negotiate the best prices and terms for you and answer all of your questions as they arise. I'll be representing you, not the seller. This assures you that my experience and expertise in the local market will be used in your best interests during the negotiation process. 


As your agent I will:


  • Assure that you see all the properties in the area that meet your criteria.
  • Guide you through the entire process, from finding homes to look at, to getting the best financing, to helping you find downpayment assistance money.
  • Make sure you don't pay too much for your new home. As a real estate expert in this area, I help people negotiate and make home purchase decisions every day. I can help you avoid costly mistakes.
  • Answer all of your questions about the local market area. Not just about homes for sale, but about schools, neighborhoods, the local economy and more.
  • Walk you through the many escrow documents, reports, inspections, appraisal, sale disclosures (over 20 different disclosures), addendums, and agreements (just the one purchase agreement alone is 25 pages) that you will need to sign. 
  • Guide you through over 100 tasks that you will need to do during your Home Buying Journey. (Don't worry I have them all laid out in a checklist so nothing gets missed). 
  • Together we will map out a timeline of when you want to buy your home. 

  • I'm here when you need me — by email, by phone, or through text. You're my top priority and my schedule and attitude displays that.

     I charge 1.5% of the purchase price for this service. I understand that you don't always have the money to pay for this service, especially when you are a first-time home buyer. There are still ways to get the seller to pay that fee. For example, just one way would be to write that in every offer that you make. In the past seller's have been used to paying compensation of 5 or 6% of the sales price with half of that fee going to the buyer's broker. So, the seller is already used to paying 2.5 to 3% to the buyer's broker. With my aggressive pricing for this service this might be a welcomed fee for the seller to pay. There are many other ways to write offers that I can go over with you as well. Having been doing this for over 20 years I have developed a solution for almost any scenario.


    When we first meet I offer a touring agreement that just covers touring activities and expires seven days after signing. The agreement does not require a fee, and it doesn’t bind you to work with me in the purchase of a home. If you do end up choosing to work with me, you will sign a new buyer’s agreement specifying the terms and compensation for the services.
